What Actually Determines What Your Home Is Worth?

One of the most common questions I hear from sellers is also one of the most important: “What is my home worth?”
It sounds like it should have a simple answer. But the truth is, when you’re thinking about selling your home, there can be several different numbers floating around. There’s the number a seller would like to get. There’s the assessed value. There’s the online estimate you may have seen. There are recent comparable sales. And then there’s market value. So, which number really matters?
Ultimately, a home is worth what a ready, willing and able buyer is prepared to pay for it in the current market. But determining where to position a home takes careful analysis of the property itself, the competition, and what’s happening in the market right now.
When I evaluate a property, I look carefully at recent comparable sales, location, condition, improvements, square footage, lot, amenities and, just as importantly … what else a buyer can purchase in that same price range. Buyers are often considering several homes and comparing what each home has to offer, and where they see the best value.
A beautifully updated kitchen may add appeal. A new roof or mechanical system may give a buyer peace of mind. An exceptional location can make one property more desirable than another. It’s also important to remember, and something I’ve discussed with sellers over the years … that money spent on improvements doesn’t necessarily translate dollar-for-dollar into increased market value. It’s a common misconception, but what an improvement costs and the value it adds in the eyes of a buyer are not always the same. On the other hand, a home that needs significant updating may still represent a terrific opportunity … at the right price.
Sometimes, two homes that appear very similar on paper can sell for surprisingly different amounts. Why? Because no two properties, or buyers, are exactly alike. Condition, presentation, location, timing and competition can all influence how buyers perceive value. And yes, sometimes emotion plays a role too.
After more than two decades in real estate, one thing I know for sure … you can’t dictate the market, but you can position your home to compete successfully within it.
And that positioning matters. It isn’t simply about putting a price on a property. It’s about understanding where your home fits in the current market, how it compares with the competition, and what today’s buyers are likely to see as value.
Price too high … buyers may pass it by. Price strategically, with a clear understanding of the competition and what the market is telling us, and you give your home its best opportunity to attract attention, generate interest and ultimately achieve the best possible value the market will support.
That’s the goal … not simply to put your home on the market, but to position it in the market.
